Mount Comfort, Indiana, is a rapidly growing industrial hub and one of the most competitive industrial markets in the Midwest. From its centralized location, tenants can reach a third of the United States within just a day’s drive—and that convenience has attracted both Amazon and Walmart distribution centers.

Mount Comfort’s last premier land position was under contract with a national, institutional developer, but they eventually decided to abandon the project, opening the space for new speculative industrial development.

With less than 36 days to act, TMCA leveraged their agile platform to negotiate an exit agreement and successfully close on the site. In that time, T.M. Crowley & Associates conducted a full due-diligence review, secured a lucrative incentive package, and modified the original building plan to better serve large-scale, industrial tenants. TMCA has officially begun work on the site and plans to deliver a state-of-the-art cross-dock facility by October 2023.
