As COO, Chris brings over 20 years of experience in Financial Reporting, Project Budgeting, Operational Forecasts, Property Management, Financial Analysis and Cash Management, as well as Benefits Administration, 401k Compliance and Human Resources.

Chris works with key team members in the evaluation of potential developments. She assists in securing funding for ground-up development projects. In addition, Chris creates operational budgets and forecasts for multiple properties.

She also executes the day-to-day business transactions of the company as well as the administration of employee benefits, insurance, 401k plan and internal controls.

Chris is a licensed real estate broker.

Randy Lloyd

General Counsel/Principal

Bloomington, IN

Randy brings more than 25 years of executive leadership and business development expertise in private industry, non-profit and government sectors to his role as general council and principal. As a seasoned professional in both domestic and international business, he provides guidance in all phases of business operations and real estate development, including site selection, incentive negotiations, finance, project management, legal affairs and government relations. He has led efforts to acquire and develop more than one million square feet of real estate valued at more than $250 million.

Previously, Randy served as the Executive Assistant for Economic Development to the Mayor of Bloomington, Indiana, where he co-authored legislation that created special economic zones to aid in the redevelopment of brownfield sites. He received his Doctor of Law and Bachelor of Arts degrees from Indiana University, and has served on the board of numerous community and economic organizations.

AJ Barbato

AJ Barbato brings a track record of success for our clients. His expertise in ground up development includes every facet of the process from initial site selection through entitlement approvals, financing and the ultimate turnover of a successful project. AJ has documented years of experience leading a team of brokers, client counsel, architectural and engineering firms as well as local municipalities, consistently driving projects to an ultimate successful completion.

Don Caron

Don has extensive Retail & Retail Real Estate Development, property management and multi-unit operations management experience. Don spent 24 years in Convenience retail as a leader with a proven track record of aggressive new store growth, portfolio management and operations excellence in the northeast for 7-Eleven Inc.

Being a retailer first gives him the advantage of understanding what makes a strong retail real estate location. He used this understanding in completing over 300 lease renewal transactions and the opening of more than 120 ground up 7-Eleven stores in his 15 years in the real estate department.

Cody Herbster

Cody Herbster’s primary focus is the Third Party Development program for T.M. Crowley & Associates.

Shannon Parker

Regional Real Estate Deal Manager

Indianapolis, IN

As Regional Real Estate Deal Manager at T.M. Crowley & Associates, Shannon’s responsibilities include managing numerous projects for national clients in the Midwest and New England areas.

Shannon acts as a liaison between our clients and development teams consisting of attorneys, civil engineers, environmental consultants, architects and general contractors. Shannon ensures the projects remain on schedule and deliverables are met on time.

Shannon’s responsibilities also include overseeing the coordination of the purchase and sale agreements or lease signings and tracking operative dates from their execution through closing/possession, at which time she coordinates the assimilation of the closing/possession documents for the client’s outside counsel.
Shannon is also responsible for initiating the due diligence process with the environmental consultants and coordinating the entitlement process with civil engineers, architects and attorneys to ensure compliance with the client’s requirements.
She works closely with the engineers, architects and attorneys through the permitting process to ensure the project remains on schedule. Project tracking reports are issued monthly to ensure adherence to timelines and to provide project updates to the team.

Tracey J. Roll

VP Real Estate Development

As VP of Real Estate Development with T.M. Crowley & Associates, Tracey partners with various retail clients through our Preferred Developer program. She is responsible for new store site selection in territories throughout the six New England states and New York.

As part of our Preferred Developer program, T.M. Crowley & Associates provides a single point of accountability, centralizing the client’s real estate objectives, strategies and responsibilities for the markets they serve.

Tracey oversees and manages her territory from the initial identification of new markets and site opportunities, to completion of the project and store opening.

This timeline includes the tasks of contract negotiation, coordinating due diligence, obtaining local municipality approvals and permits, compiling and scheduling possession and closing — all while maintaining the project schedule and budget, and delivering stores as promised to the client.

Her experience, expertise and attention to detail make her a valuable asset to the work we do and the clients we serve.

Pamela Whitaker

VP Controller

As VP Controller with T.M. Crowley & Associates, Pamela is responsible for overseeing the accounting operations of several real estate development subsidiaries. She also provides project accounting management for several national clients.

Pamela works closely with client financial managers, construction and real estate personnel and vendors to foster successful business relationships. Pamela is involved with each project from the initial budgeting to the final construction closeout process.

Pamela has 12 years experience in project accounting management, consisting primarily of new ground up stores, renovations and expansions. Her responsibilities have involved over 500 stores throughout the country.
She coordinates with construction personnel, civil engineers, environmental consultants and architects to provide an accurate budget estimate per project to submit for approval. All accounting of project presentation, entitlement procurement and construction costs are managed on a project-by-project basis and processed through T.M. Crowley & Associates.

Paul Guay

SVP Construction

Paul Guay brings a wealth of knowledge and a history of success to every project that he oversees.

Paul is responsible for the successful implementation of all aspects of construction. His expertise encompasses forecasting, planning, scheduling, budgeting, as well as tracking and reporting.

He is a respected team manager with geographical experience that ranges from all the New England states, through the upper East Coast to the Midwest, including Illinois, Missouri, Indiana and Wisconsin.

His oversight of land possession, due diligence, town planning approvals, permitting, tracking and scheduling all aspects of a project, creates a comfort level for clients that is unmatched in the development sector.

He has an extensive track record, not the least of which is his involvement with Bank of America. Under his guidance, Paul provided real estate planning, strategy and implementation services to key lines of business within the bank.

Paul managed the Environmental and Mobile Engineering Group for the bank’s Corporate Real Estate Group. Under his guidance, he managed four million square feet of space with annual occupancy costs of $300 million.

He also led a project team in the build out and startup of a 150,000 square foot, $25 million call center. The project was completed ahead of schedule and five percent under budget.

Lou Eyster

Lou Eyster is part of our construction management team and is focused on facilitating all aspects of the project management and development process for our clients. This includes permitting, budget and schedule control, value engineering and construction.

Lou has more than seven years of experience working on large scale expansion and renovation projects serving both the public and private sector.

He is a LEED Accredited Professional and a licensed real estate broker.

Craig Forgey

As VP of Construction, Craig is responsible for managing the design, permitting and construction development process of both large scale and single tenant developments. Craig works closely with clients, architects and engineers, local and state regulatory agencies and contractors to complete construction projects from their inception all the way through completion of construction and delivery to the client. Craig oversees multiple projects at any given time and has proven capable of delivering multiple fast-pace projects on time by juggling responsibilities, managing non-flexible schedules, providing quick problem solution and effectively managing the client’s needs while exceeding their expectations.

Craig is a Licensed Professional Engineer.

Charlie Haapala

Charlie Haapala is an expert in construction, design and development. He has a wealth of experience in retail fast track, and brand name store roll outs across the country. His history of success includes the establishment of restaurants, department stores, strip centers, mixed use high-rise and loft conversions, town housing, high end residential, hotels, banks, downtown parking garages, office buildings and warehouses.

Charlie has been integral to the fast track, high volume (+100) simultaneous competitive bid build outs of Lerner’s, Express, The Limited, Victoria’s Secret, Lane Bryant, Lens Crafters, Wilson Suede & Leather, Tucci Benucchi Restaurants, Capitol Commerce Center, Forest Park Mall, J. Alexander Restaurants, Carson Pirie Scott, Barnes & Noble Book Seller and more.

As Managing VP of Construction for a Chicagoland developer, Charlie has been responsible for delivering completed projects, including initial site and building design development, specification detailing, city/neighborhood approvals, conceptual budgeting/estimating, contract negotiation and administration, management of in-house construction staff, consultants, architects, engineers, contractors, customer service departments, property management and claim settlements.

He successfully delivered more than $80 million in development during this two year phase, including over 375 condos with numerous commercial tenant spaces.

Charlie has earned a reputation for delivering high quality projects on time and on budget. He is there every step of the way, from initial conceptual budgeting, competitive hard bidding, contract negotiations and award, project management through completion and customer service.

Chad M. Healey

VP Construction

Chad Healey is responsible for ensuring that projects come in on time and under budget. Chad oversees an average of 20 projects at a time, scheduling and attending onsite meetings, maintaining quality control and reviewing timelines with the contractor, architect and engineer.

His experience working for architectural and environmental firms in and around Boston, as well as developing construction plans and details for retail clients, provides him with a level of understanding and ability to “think outside of the box.” It is a skill set that arises from being part of a team in the early stages of the construction process.

Chad has overseen everything from ground-up new construction to expansions, renovations/additions and interior build outs.

Involvement begins at the onset with a review of construction documents, continuing on with coordination between bidding general contractors, acquiring building and demo permits, utility easements, construction, packaging closeout documentation and general landlord coordination, while handling hundreds of other details along the timeline.
Chad’s mission focus from the bidding process to final walkthrough—and all the steps in between—means there are no surprises and that we exceed our clients’ expectations.

Jason S. Challand

Jason Challand, Principal Owner and Managing Broker joined Echelon Realty Advisors in 2007 after 10 years as a Partner in a local land development company and 3 subsequent years with a large commercial real estate brokerage firm. He is focusing his efforts on working with companies to evaluate their real estate needs from ownership, investment to leasing. In the span of his professional career, Jason has been responsible for a variety of tasks, which include site selection, land assemblage, contractual negotiations, due diligence, analyzing bids from contractors and builders, project supervision, financing, communication with local governing bodies and other daily development activities. He was also responsible for facilities acquisition and disposition, tenant and landlord representation and investment and land sales. During his tenure he has created development projects and closed sale and lease transactions that exceeded $730 million in value.
